Job Title: Construction Manager Abuja, Nigeria

Job Description

Daily supervise and coordinates general construction activity, monitor and reviews contractors’ work as to budget and schedule plus direct activities of architects/engineers and informs development group and/or ownership of construction status.

Ensure QA/QC measures are in place and notify the Construction Director on deviations. Liaise with Quality management to ensure that the specifications and quality standards are being achieved and adhered to in line with contract conditions.

Evaluate construction against drawings recording and reporting any deviation or change to agreed design. Take action on any non conforming works and/or practices.

Prepare cost estimates, budget updates, change order reports, reviews working drawings, administer change order procedures and contractor’s progress payments.

Plot work packages against contractor scheduled work programs. Be at all time fully aware of the Contractors planned scope of activity on a daily weekly and monthly schedule. Monitor and record contractor’s progress in line with project schedule and key milestones. Alert the Construction Director of any delays or potential delays.

Accurately record all works completing daily, weekly and monthly construction reports. Maintain and monitor the progress of punch list, control documentation and historical data regarding construction. Ensure all information is accurately captured on the online project documents management system.

Be aware of all Health and Safety requirements as set out in the Project HSE Policy document and Operating Manual and all updates and revisions of same. Allocate 20 – 25% of his/her time to these tasks and to be aware on a proactive level of all and any HSE issues that occur on a day to day bases actively resolving and reporting such events.

Routinely analyze the contractors workforce in terms of skills, suitability to operation and numbers deployed and report to Construction Director. Analyze production man hours against overall production and against specific packages or special items reporting all variations.

Be aware of all site traffic, and ensure that procedures and traffic management are in place for movement in and around the overall site. Ensure that all night working is clearly monitored and supervised in all respects.

Be aware of all materials brought to certified lay down areas and monitor that storage is managed in line with material types and requirement of the construction.

Assists Owner and/or tenants in space planning, budget preparation, material selection, cost estimating, contract and cost monitoring and insures Owner and/or tenants are aware of their responsibilities or obligations.

Acts as a team member with all Laurus staff.

Other Functions

Coordinates construction activity with Property Management and provide organized documentation at project completion.

Maintains a positive relationship with the owner, lender, city and state authorities and tenants.

Ensures compliance with all applicable laws and codes, and Laurus standards.

Encourages a safe working environment and reviews with the General Contractor all required health and safety guidelines.

Assists in preparation and monitoring of the project budget plus capital improvement project projections.

Maintains ethical, professional, and courteous relations with contractors and subcontractors.

Review pricing and consultant/construction contracts.

Maintains drawings, specifications, submittals, shop drawings, project files, city and/or state permits, testing reports and occupancy documentation plus update the contract documents as required.

Performs other duties as assigned by Construction Director.

Desired Skills & Experience

Ability to read and interpret detailed construction drawings and specifications plus communicate with the team professionals.

Ability to determine time, place and sequence of operations or action to be taken on the basis of analysis of data; execute and/or report on events.

Ability to mediate disputes and interpret the intent of the contract documents.

Maintains calm demeanor in emergency situations.
Applies principles of rational systems to solve practical problems and deals with a variety of concrete variables in situations where only limited standardization exists.

Interprets a variety of instructions furnished in written, oral, diagrammatic or schedule forms.

Calculates surfaces, volumes, weights and measures.

Reads and interprets manuals, research/instructional reports, safety rules, and methods plus procedures in mechanical drawing and layout work.

Excellent communication skills, both verbal and written english.

Excellent computer spreadsheet and word processing skills.

Experience

10 to 15 years experience as an Assistant Construction Manager and /or Construction Manager on large projects. Experience in civil structures, infrastructure, mixed development, high rise.

Experience in multi-cultural teams.

Education

Bachelor’s Degree in Engineering Construction Science, Construction Management and/or Architecture from an accredited university. Master’s Degree a Plus
